Marcy Koscinski focuses on advising residential and commercial property owners and managers with her practice built around clarity, efficiency and actionable legal guidance. Marcy partners with landlords to protect their assets, resolve disputes, and ensure compliance, allowing her clients to focus on running successful real estate operations.

Marcy works with property owners, real estate investors, and property management companies across Washington, D.C., and Maryland. Her approach combines a solid understanding of landlord-tenant law with a practical mindset rooted in real-world experience. Whether it’s reviewing leases, managing eviction procedures, navigating code violations, or responding to tenant disputes, Marcy helps clients make informed, strategic decisions that protect long-term value and reduce liability exposure.

Before focusing on landlord representation, Marcy served as a judicial law clerk to the Honorable Francis J. Jones on the Superior Court of Delaware. During her clerkship, she gained broad exposure to civil, criminal, and complex commercial litigation. This experience sharpened her legal research and drafting skills, providing insight into how courts evaluate legal issues from multiple perspectives. She now applies these insights to help landlords anticipate risks and avoid litigation where possible.

Marcy began her legal career at a boutique law firm in Virginia, where she worked on a range of business and real estate matters. Her practice included guiding clients through business formations, resolving partnership disputes, and advising on settlement negotiations. She also represented clients in cases involving homeowners’ associations and condominium conflicts, an experience that gives her a unique advantage when handling landlord issues that intersect with community governance, common interest developments, or shared facilities.

Outside of her legal work, Marcy enjoys running, rock climbing, traveling, and reading.
